A 90-year old vintage building with extensive deferred maintenance had been managed by the same management company for over 20 years. After a short stint with another management company lasting only 3 months, NSM was hired. A multi-year plan was introduced to address leaking, dilapidated garage roofs, redecorating of neglected common-area hallways, and much-needed exterior tuckpointing. The multi-year plan is now in its final year and the property enjoys increased values and provides a pleasant living environment for association members.
